How booking works
There are two ways it works, depending on where the property is. Either way, the price is the same.
In London and North East England
We already have assessors working with us in these areas. So you can book and pay online in a few minutes, by card, Apple Pay or Google Pay. Next, we contact you within one working day to agree a date and time from the dates you gave us. If we cannot find a date that suits you, we refund you in full.
Everywhere else in England and Wales
Send us a booking request with up to three dates that suit you. There is nothing to pay at this stage. We then contact accredited assessors who work near the property and arrange a visit on one of your dates.
Once an assessor has agreed the visit, we confirm the date and time with you. After that, we send you a secure payment link. In other words, you only pay once your appointment is booked. If we cannot find an assessor for your dates, we will tell you, and you pay nothing.
Our prices
| Property | Price |
|---|---|
| Up to 3 bedrooms | £69 |
| 4 bedrooms | £79 |
| 5 bedrooms or more | Price on request |
The price includes the visit, the assessment and lodging your certificate on the national register. There is nothing extra to pay, and the price does not change with where you live. For a wider look at what EPCs cost across the market, see our guide to how much an EPC costs.
Who carries out your EPC
Every assessment is carried out by an independent domestic energy assessor working on our behalf. Each assessor is accredited under a government-approved scheme, which is what allows them to lodge certificates on the official register. We check every assessor’s accreditation before they work with us.
Your contract is with us, EPC Rating Check Ltd. So if anything goes wrong, you deal with us, and we put it right with the assessor.
How to check an assessor is accredited
Whoever you book, it pays to check. A certificate from someone without accreditation is not valid, which means the property cannot legally be marketed and you would pay twice.
- Ask for the scheme and number. Every accredited assessor belongs to a scheme, such as Elmhurst Energy, Quidos, Stroma, ECMK or Sterling Accreditation. A genuine assessor will give you their membership number without hesitation.
- Check it with the scheme. Each scheme keeps its own register of members, so you can confirm the number is real and current.
- Look at the finished certificate. The assessor’s name, scheme and number appear on every EPC. Once it is lodged, you can also find it on the official register at gov.uk/find-energy-certificate.
Our guide on how to get an EPC covers the whole process step by step.
What happens at the visit
The assessment is quick and does not damage anything. For an average home, it usually takes under an hour. The assessor looks at the things that affect energy use: the walls and loft, the boiler and heating controls, the windows, and the lighting. They also take measurements and photos.
It helps to have paperwork ready for anything the assessor cannot see. For example, certificates for cavity wall or loft insulation, a newer boiler, or solar panels let them record what is actually there. Without evidence, they may have to assume the older, less efficient option, which can lower your rating. Also make sure they can reach the loft hatch, the boiler and the meters.
After the visit, the assessor lodges the certificate on the official register, usually within a few days. You then get a rating from A to G, plus a list of improvements that could raise it. Our guide to what each EPC rating means explains the bands.
Frequently asked questions
Do you cover my area?
We arrange EPCs across England and Wales. In London and North East England, you can book and pay online straight away. Elsewhere, send us a booking request and we will find an accredited assessor near the property. We do not cover Scotland, which has its own EPC register.
When do I pay?
In London and North East England, you pay when you book online. Everywhere else, you pay only after we have confirmed your appointment, using a secure payment link we send you. If we cannot arrange a visit, you pay nothing.
How much does an EPC assessor charge?
Most domestic EPCs in England and Wales cost between £60 and £120, because each assessor sets their own fee. With us, the price is fixed: £69 for up to 3 bedrooms and £79 for 4 bedrooms, wherever you live.
Where can I get the cheapest EPC?
Some providers advertise very low headline prices. However, the cheapest offer is not always the cheapest in the end. So check what the price includes, whether travel or lodging costs are added on top, and that the assessor is accredited. With us, the price is fixed at £69 or £79, and there is nothing extra to pay.
How do I find someone to do an EPC?
You can book an accredited assessor directly, ask your estate or letting agent, or book through a service like ours. If you book with us, we find the assessor and arrange the visit for you. Whichever route you choose, check the assessor’s accreditation before the visit.
How quickly can I get an EPC?
It depends on the dates you give us and on assessors’ availability near the property. We contact you within one working day of your booking. After the visit, the certificate is usually lodged within a few days.
How long does an EPC assessment take?
For an average home, the visit usually takes under an hour. Larger or more unusual properties can take a little longer, for example where there are extensions or a loft conversion.
What do EPC assessors do?
They visit the property and record the details that affect energy use, such as insulation, heating, windows and lighting. They then enter these into the government’s assessment software, which produces the rating. Finally, they lodge the certificate on the official register.
What does an EPC assessor need to see?
They need to see every room, the loft hatch, the boiler, the heating controls and the meters. It also helps to show paperwork for anything they cannot see, such as insulation certificates, boiler documents or details of solar panels. Without evidence, they may have to assume the older, less efficient option.
Can any electrician do an EPC?
No. Only an accredited domestic energy assessor can produce a valid EPC. Some electricians are also accredited assessors, but an electrician’s qualification on its own is not enough. Our guide on whether an electrician can do an EPC explains the difference.
Can I get a free EPC certificate?
Not usually. Checking an existing rating is free, both here and on the government’s register. However, a new assessment is a paid service. Sometimes a government-funded energy improvement scheme includes an assessment at no cost to you, but for selling or letting you will normally need to pay for one.
How do I know if I need an EPC?
You need a valid EPC before you sell or let a property. An EPC lasts ten years, so the property may already have one. Use our free EPC rating check to see the current rating and expiry date. If the certificate has expired, or none comes up, you will need a new assessment.
Can I sell my house without an EPC?
No. You need a valid EPC before a property goes on the market for sale or rent. Our guide on whether you can sell a house without an EPC explains the rules and the penalties.
