Book an EPC Assessment
Need a new Energy Performance Certificate? Book with us for a fixed price. Tell us about the property below, and we will arrange a visit from an accredited domestic energy assessor covering your area.
Our prices
| Property | Price |
|---|---|
| Up to 3 bedrooms | £69 |
| 4 bedrooms | £79 |
| 5 bedrooms or more | Price on request |
The price includes the visit, the assessment and lodging your certificate on the national register. There is nothing extra to pay.
We currently have assessors covering London and North East England. In these areas, you can book and pay online in a few minutes. Live somewhere else? Send us a booking request anyway. We will then contact you shortly to confirm whether we can cover your area, and there is nothing to pay unless we can.
How it works
- 1. Book online. The form takes about a minute. We only ask for what the assessor needs, plus up to three dates that suit you.
- 2. Pay securely. In the areas we cover, you then pay on our secure payment page by card, Apple Pay or Google Pay. If we do not cover your area yet, or the property has 5 bedrooms or more, you send a booking request instead and pay nothing at this stage.
- 3. We confirm your appointment. Next, we contact you within one working day to agree a date and time. If we cannot find a date that suits you, we will refund you in full.
- 4. The visit and your certificate. After that, the assessor visits at the agreed time. The assessment typically takes under an hour for an average home. Your new certificate is lodged on the official register, usually within a couple of days of the visit.

Before you book
An EPC lasts ten years, so it is worth checking whether the property already has a valid certificate. You can do that in a few seconds with our free EPC rating check. Frequently asked questions
How much does an EPC assessment cost?
With us, an EPC costs £69 for a property with up to 3 bedrooms and £79 for 4 bedrooms. For 5 bedrooms or more, we will give you a price before anything is booked. Across the market, most domestic EPCs in England and Wales cost between £60 and £120.
When do I pay?
It depends on where the property is. In the areas we cover, you pay when you book online, for properties with up to 4 bedrooms. Elsewhere, or for 5 bedrooms or more, you send a booking request first. We then check that an assessor can cover the property and send you a secure payment link. Either way, if we cannot arrange a visit that suits you, you get a full refund.
How do I pay?
You pay on a secure payment page run by Stripe, a major online payment provider. You can pay by debit or credit card, Apple Pay or Google Pay. We never see or store your full card details.
Which areas do you cover?
We currently have assessors in London and North East England. However, we are adding assessors in other areas. If you live elsewhere in England or Wales, send a booking request and we will tell you shortly whether we can help. We do not cover Scotland, which has its own EPC register.
How long does an EPC assessment take?
Usually under an hour for an average home. The assessor looks at things like the boiler, heating controls, insulation, windows and lighting. Larger or more unusual properties can take a little longer.
Do I need to prepare anything for the visit?
Not much. However, it helps to have paperwork ready for anything the assessor cannot see, such as installation certificates for insulation, a newer boiler, or solar panels. Without evidence, the assessor may have to assume the older, less efficient option, which can lower your rating.
How quickly will I get the certificate?
The assessor lodges the certificate on the official register after the visit, usually within a couple of days. Once lodged, it appears on gov.uk/find-energy-certificate straight away.
Who carries out the assessment?
An independent domestic energy assessor, accredited under a government-approved scheme, carries out every assessment on our behalf. Accreditation is what allows them to lodge certificates on the official register. We check every assessor’s accreditation before they work with us.
When will you contact me?
Within one working day of your booking. Our customer service team works Monday to Saturday, 9am to 6pm. So if you book on a Saturday evening or a Sunday, we will contact you on Monday.
Can I cancel?
Yes. If you cancel before the visit takes place, we will refund you in full. Our terms explain your cancellation rights in full.
Can I book over the phone instead?
Yes. Call 020 3432 4193 between 9am and 6pm, Monday to Saturday, and we will take the same details over the phone. We then confirm the visit and send you a secure payment link by email.
